The County of San Diego Department of General Services Preventative Maintenance Quality Assurance Program was developed as a means to validate and quantify the value of existing PM programs. Facilities maintenance costs are funded by County client departments according to their respective occupancy. As such, all County clients are interested in receiving the best maintenance available to realize the most from their funding dollars. PM work, however, is routinely conducted behind department operational scenes and out of sight of most facility occupants. As a result, an audit program was developed to ensure the quality of the existing PM program, as well as to provide program visibility and quantifiable maintenance completion statistics for client departments. Since implementation of this program DGS has seen a significant reduction in the number of unscheduled work orders and a reduction in the number of hours expended on unscheduled work orders as well.
